One of My Favorite Times of Year in Fairfield County
August into September is a special time in Westport and Weston.
Summer isn't quite over. The days are still warm, outdoor dining continues, and there is plenty of time to enjoy the beach and everything that makes summer in Fairfield County so appealing.
At the same time, September brings a return to school, routines, community activities, and the beginning of the fall real estate market.
For anyone considering moving to Westport or Weston — or thinking about selling a home here — this transition between seasons offers a particularly interesting window.
Summer Isn't Over in Westport
Labor Day may mark the unofficial end of summer, but life at the beach doesn't suddenly stop.
Compo Beach is open year-round, and Westport's seasonal beach parking period continues through September 30.
Late August and September can actually be some of my favorite times to enjoy the shoreline. The weather can still be beautiful, but the pace begins to slow.
It's a wonderful time for morning walks, sunsets along Long Island Sound, outdoor dinners, boating, and simply enjoying the last long evenings of the season.
Westport's lifestyle extends well beyond the beach, too. Downtown and Saugatuck offer shopping and dining, while the town's parks, recreational facilities, arts programming, and community events provide plenty to do as summer transitions into fall.
September also brings community traditions such as the annual Lobster Fest at Compo Beach on September 19 and the Westport Triathlon on September 27 in 2026.
Weston Begins Its Shift Into Fall
Weston has a different personality, and this time of year showcases it beautifully.
August is still about outdoor living, larger yards, pools, gardens, nature, and long evenings at home.
Then September arrives.
School begins, activities return, and the town settles back into its familiar rhythm. Weston Parks & Recreation's fall programs begin in September, and the town's community calendar continues with local programs and gatherings throughout the month.
For buyers considering Weston, this is an excellent time to explore the town because you begin to see what everyday life feels like beyond summer vacation.
Drive the neighborhoods. Explore the scenic roads. Spend time outdoors. Notice the privacy, mature landscaping, and space between homes.
Weston offers a peaceful, distinctly New England lifestyle while remaining remarkably close to Westport and the conveniences of lower Fairfield County.
What August and September Mean for Sellers
From a real estate perspective, late August is an important planning period.
If you're considering selling this fall, this is the time to begin preparing.
One of my favorite pieces of advice for prospective fall sellers is to take exterior photography while everything is still green and beautiful.
Landscaping can be a major selling feature in both Westport and Weston. If your property has mature gardens, a pool, beautiful trees, an outdoor kitchen, patio, or entertaining areas, capture those features before the seasons change.
You may not use every photograph immediately, but having beautiful late-summer imagery gives you valuable marketing options later.
This is also the time to:
- Address minor repairs
- Declutter and edit interiors
- Evaluate staging
- Review recent comparable sales
- Understand current competition
- Develop your pricing strategy
- Build your photography, video, and digital marketing plan
A successful fall listing shouldn't feel rushed. The work should begin before the home reaches the market.
What September Means for Buyers
September can also create opportunities for buyers.
New listings typically continue to enter the market after Labor Day as sellers who weren't ready for spring or summer make their move.
But buyers shouldn't assume fall automatically means less competition.
A desirable home that is well-prepared and priced correctly can still attract immediate attention.
If you're buying in Westport or Weston this fall, have your financing organized and know your priorities before the right property appears.
When you find a home that truly fits, being prepared allows you to make a thoughtful decision quickly rather than starting your analysis from scratch.
Westport or Weston? It's About Lifestyle
One of the questions I hear frequently from relocating buyers is whether they should choose Westport or Weston.
The answer depends on how you want to live.
Westport tends to appeal to buyers who value the coastal lifestyle, beaches, dining, shopping, cultural activities, commuting convenience, and a more active town environment.
Weston often appeals to buyers seeking larger properties, privacy, natural surroundings, and a quieter residential atmosphere while remaining close to Westport.
Neither is universally "better."
The right choice is the community that fits your priorities, your daily routine, and the lifestyle you envision.
My Insider Perspective
Having lived in Connecticut for most of my life and worked extensively throughout Fairfield County, I think August into September is one of the best times to really understand Westport and Weston.
You get a little bit of everything.
You can experience Westport's beaches and summer lifestyle while also seeing what the town feels like once school begins and everyone settles back into their routines.
In Weston, you can appreciate the lush summer landscape while beginning to see the first hints of the beautiful New England fall that makes the town so special.
My advice to buyers is always to experience these communities as a resident would.
Don't only tour houses.
Walk Compo Beach. Explore downtown Westport and Saugatuck. Drive through Weston. Visit the parks and trails. Have dinner locally. See how long it takes to get to the train station. Explore the neighborhoods at different times of day.
A house may draw you to an area, but understanding the lifestyle helps you decide whether you truly want to call it home.
Marketing & Authority: Selling the Home and the Lifestyle
For sellers, this is also why marketing expertise matters so much.
Most buyers will first encounter your home online. Before they schedule a showing, they're already forming an opinion based on photography, video, listing presentation, social media, and the story being told about the property.
In Westport and Weston, effective marketing should communicate more than bedrooms, bathrooms, and square footage.
It should convey the lifestyle.
A beautiful backyard isn't simply land — it may represent summer dinners, a pool day with friends, or quiet mornings outdoors.
Proximity to Compo Beach isn't simply a location — it's part of everyday coastal living.
A private Weston property isn't simply acreage — it's space, privacy, and a different pace of life.
When interviewing an agent, sellers should evaluate:
- Professional photography and video quality
- Digital and social media reach
- Online presence and visibility
- Understanding of the local buyer
- Ability to market lifestyle as well as property
- Pricing and launch strategy
The goal isn't simply to put a home on the market. It's to position it so the right buyers understand its value.
Final Thoughts
August and September offer a wonderful combination in Westport and Weston.
Summer is still very much here, but fall is beginning to make its presence felt. For residents, it's one of the most enjoyable transitions of the year.
For buyers and sellers, it's also an important time to plan.
Sellers considering a fall move should begin preparing before the season changes. Buyers should start learning the market now so they're ready when the right home appears.
Whether you're considering Westport, Weston, or another Fairfield County community, thoughtful preparation and strong local knowledge can make all the difference.
